For landlords & property managers

Small Repairs Between Tenants

Organize qualifying minor repairs before a new tenant moves in. Start with photos, a short priority list and your target date, then agree with Alex on what can be completed.

Build one clear repair list

  • Label each item by room and describe the finished result you need.
  • Include wide and close-up photos of wall damage, doors, trim or suitable fixture replacements.
  • Mark essential items and optional touch-ups separately.
  • Say whether the property is occupied and when access can be arranged. Confirm access details privately.
  • Mention your target date and up to three possible visit windows; the calendar shows recorded busy times, and Alex confirms the visit.

For examples of the work itself, see wall and ceiling repair stages and under-sink cabinet work.

Agree the handover before work

When reviewing the job, ask to include a short completion summary and appropriate before-and-after photos in the agreed scope. This can help an owner review the work without being present for every step.

  • Approved task list and chosen finish.
  • Materials, price, access and confirmed timing.
  • Completed items and anything that remains unresolved.
  • Agreed photos of the work, without tenant belongings or private information where practical.

A new item or hidden issue is discussed before extra work begins. This is small-repair help; inspection, property management, emergency response and work requiring a licensed contractor are outside the offer.

How the estimate is agreed

The task, quantity, surface condition, access and materials determine the estimate. Photos help start the review; a site check may still be needed. Confirm the included work, materials, price and number of visits before scheduling. If you add another task, agree on the revised scope and price before it starts.

Plan your small repair

Send a short task list, 2–3 photos and your city or ZIP code. Include up to three preferred dates or time windows. Alex will confirm the scope, price and visit time with you.

Each request must fit the current service scope.
